LaPour and Holualoa break ground of new dual-branded hotel

Hospitality development company LaPour Partners and Holualoa Companies have broken ground on a dual-branded hotel development in North Phoenix, Arizona, US.

Situated adjacent to Desert Ridge Marketplace, this new property will combine two Marriott brands, AC Hotel by Marriott and Element by Westin.

The hotel will offer a total of 240 guest rooms, comprising 142 AC rooms and 98 Element suites.

LaPour founder and CEO Jeff LaPour said: "This ground-breaking marks a major milestone, not just for our team and our partners, but for the evolution of Desert Ridge and City North.

"We are creating a truly mixed-use, hospitality experience that reflects the vibrancy, growth, and innovation happening in this part of Phoenix. With its unique brand pairing, proximity to major employers and institutions, and walkable to the High Street restaurants and entertainment, this hotel is designed to meet the city's next-generation travel demand."

LaPour and Holualoa acquired the hotel site from master developer Crown earlier this year.

The eight-storey hotel is designed to cater to both corporate and leisure travellers, with its location in the City North mixed-use development playing a strategic role in supporting the hospitality requirements of the Loop 101 corridor.

This area is witnessing significant growth with new corporate headquarters and expansions, including Republic Services, Sprouts Farmers Market, Discount Tire, Mayo Clinic, and the ASU Biomedical Campus.

Guests at the dual-branded hotel will have access to a range of amenities, including 5,700ft² of flexible meeting space, a swimming pool, laundry facilities, and electric vehicle charging stations.

This project marks the second collaboration between LaPour and Holualoa, following their AC Marriott Biltmore development in 2018.

The dual-branded hotel is a key component of the City North master plan, which envisions a $2bn investment in office space, 1,000 hotel rooms, 3,400 multi-family units, and retail and dining establishments.

Holualoa's chief investment officer Aroon Chinai said: "We are thrilled to partner with LaPour on another exceptional project that reflects our shared commitment to creating distinctive hospitality properties.

"The dual-branded hotel will elevate Desert Ridge's walkability and provide a destination experience.”

The project team for the new development encompasses Studio 11 for interior design, RSP Architects for architectural design and Whiting-Turner as the general contractor.
